Why Builders Don't Have a Lead Problem. They Have a Sales Leakage Problem
Every week, we speak to real estate builders who are frustrated with their marketing agencies. The complaint is almost always the same: "We are spending lakhs on Facebook and Google ads, we are getting hundreds of leads, but nobody is visiting the site. The leads are junk."
While lead quality can sometimes be an issue, 9 times out of 10, the real culprit isn't the leads. It's what happens after the lead is generated. This is what we call Sales Leakage.
What Sales Leakage Means
Imagine carrying water in a bucket with holes in it. You can either turn on the tap harder (spend more on ads), or you can plug the holes. Sales leakage refers to the silent points in your sales funnel where potential buyers drop off, lose interest, or go to a competitor—not because they weren't interested, but because your system failed to engage them properly.
Common Leak Points
- No response within 10 minutes: Buyer patience is near zero. If they don't hear from you immediately, their interest drops by 400%.
- No structured follow-up: Calling a lead once or twice isn't enough. Real estate requires a 7-touch or 12-touch follow-up cadence.
- No trust-building content: Failing to send construction updates, area appreciation data, or neighborhood guides during their deliberation phase.
- No site-visit push: Giving away all information on the first call without creating a compelling reason to visit the site.
- No booking visibility: Lacking a transparent CRM to know exactly how many leads are in the 'Site Visit Scheduled' phase today.
Why More Leads Don't Fix a Broken System
Dumping 500 new leads into a broken system just overwhelms an already inefficient sales team. It leads to cherry-picking (sales reps only calling the 'easy' leads) and massive ad-spend waste. Before scaling your marketing budget, you must scale your capacity to handle, nurture, and close the leads you already have.
What Builders Should Track Instead
Stop asking your agency for "Cost Per Lead." Start tracking:
- Qualified leads: How many leads fit your budget and intent criteria?
- Response time: Are we responding under 5 minutes?
- Follow-up %: Are 100% of leads getting at least 5 touchpoints?
- Site visits scheduled: Where is the drop-off from enquiry?
- Site visits completed: How many scheduled visits actually show up?
- Bookings: How many days from first touch to booking?
